GRAYE PARNELL
MANAGING PRINCIPAL
As founder of Graystoke Capital Partners, Mr. Parnell brings his deep and diverse real estate experience to serve investors and lead the Graystoke Capital team with deal origination, acquisitions, and maintaining institutional capital relationships. Mr. Parnell has underwritten and completed complex real estate transactions across multiple asset types including multifamily, retail centers, debt/loan purchases, office properties, industrial properties, and others. Previously, Mr. Parnell was on the acquisitions and capital markets team at Bridge33 Capital, where he sourced and underwrote commercial real estate properties, a majority of which came out of CMBS via special servicers. Prior to Bridge33, Mr. Parnell worked with InvestRes, sourcing and underwriting multifamily acquisitions in the mountain west. Other duties included sourcing and maintaining institutional equity relationships.
Mr. Parnell also runs a 501 (c)(3) charitable organization that focuses on providing medical, dental, and educational opportunities in remote villages in developing countries. Other interests include skiing, golf, fly fishing, and piloting a wide range of aircraft.
JOE FORAN
Managing Principal
As a managing principal, Mr. Foran is engaged with the acquisition, capital raising, and JV deal structuring efforts of Graystoke Capital Partners. Prior to joining Graystoke Capital Partners, Mr. Foran worked in the investment banking division of Raymond James Financial where he was focused on mergers and acquisitions, securing capital, and strategic planning in the financial services sector.
Prior to Raymond James, Mr. Foran worked for InvestRes, which was a Florida Headquartered real estate investment firm focused on value-add multifamily assets that owned and managed more than 15,000 units. During his time at InvestRes, Mr. Foran was involved with the acquisition and capital raising efforts of more than $250 million of multifamily assets. Additionally, while at InvestRes, Mr. Foran was tasked with supporting the firm’s growth efforts and moved to Denver, CO to help spearhead the company’s expansion into the western U.S. Mr. Foran holds a BS in Finance from the University of Florida.
MATT STEFFEN
Managing Principal
As a managing principal, Mr. Steffen focuses on acquisitions and investment strategies along with other corporate growth initiatives at Graystoke Capital Partners. Mr. Steffen brings over 15 years of commercial real estate experience in multiple disciplines. Prior to joining Graystoke, he served as Managing Director, Capital Markets for JLL in Denver, and in a similar capacity with Walker & Dunlop in Phoenix, having financed over $4 billion in multifamily investments while working closely with investment sales teams. In addition to capital markets, he has extensive valuation experience as a former Certified General Real Estate Appraiser. In that capacity, Mr. Steffen served as a Valuation Services Director at Colliers International, where he led a team focused on multifamily valuation services throughout the Southwest, providing analysis and valuation on over $3 billion of commercial real estate.
Mr. Steffen earned a Bachelor of Science in Marine Transportation from California Maritime Academy at California State University (Vallejo), as well as a professional graduate-level certificate in Principals of Finance through Harvard university.
Outside of work, he enjoys spending time with his wife and three boys who are active in hockey and lacrosse, as well as fly fishing, skiing and golf.
DAVIS CRAWFORD
CONTROLLER
As an Controller for Graystoke Capital Partners, Mr. Crawford oversees finance and accounting operations involving current portfolio management, new acquisition opportunities, and investor relations. Prior to joining Graystoke Capital Partners, Mr. Crawford worked as an Audit Senior for Spicer Jeffries LLP, a public accounting firm that handles audits for complex partnership and company structures, including hedge funds, real estate funds, private equity funds, and broker-dealers with varying investing and advisor strategies. As a senior auditor, Mr. Crawford worked closely with senior management reviewing company closings, financial statements, and investment strategies to affirm accurate reporting. Mr. Crawford was involved in working with partnerships that had total AUM over $1 billion and managed projects for up to 50+ clients. Prior to Spicer Jeffries LLP, Mr. Crawford had previous accounting and finance experience for Legacy Capital Partners, LP and Steady Plodding Investments, LLC, two different real estate investment entities in Colorado and Oklahoma, respectively. Mr. Crawford holds a BS in Accounting and a BS in Business Administration from Colorado Christian University.
SERENA RHUMAN
CHIEF OPERATING OFFICER
As a Chief Operating Officer, Mrs. Rhuman is charged with overseeing property operations and management activities for Graystoke Capital Partners and Madrona Pacific Properties. Mrs. Rhuman brings over 8 years of experience in the multi-family housing industry. Prior to joining the Company, Mrs. Rhuman served in senior roles with companies such as TableRock Residential, Avenue5 and Manco Abbott where she specialized in high profile lease-ups and rehabs.
In her spare time, she enjoys spending time with her husband and their four children living the outdoor lifestyle that makes Idaho so unique.
ANNA MITCHELL
Operations Manager
As an Operations Manager, Ms. Mitchell is charged with managing property operations across the Graystoke Capital portfolio. She oversees the asset management for all properties to ensure business plan execution and optimal performance. Ms. Mitchell brings with her over 10 years of experience in the Multi-Family Housing Industry. Prior to joining the Company, Ms. Mitchell worked with The Sterling Group and RAM Partners LLC.
In her spare time, she enjoys painting, traveling, and her 2 dogs.

JOSH MINIX
CO-CIO AIR
Joshua is AIR’s EVP and Co-Chief Investment Officer. Joshua joined AIR in October 2021. Prior to joining AIR, Joshua led private direct real estate investments for Partners Group in the Americas where he was responsible for investments representing over $4 billion in GAV. Before joining Partners Group, he was a Managing Director at Avesta Communities where he focused on acquisitions, debt and equity capital markets, and company growth and strategy across the company’s business units and geographies. There, Joshua executed more than 100 transactions nationally, growing the portfolio by over 15,000 units. Previously Joshua practiced law as a commercial litigation attorney at Wiley Rein LLP in Washington D.C. Mr. Minix received a B.S. in Economics, summa cum laude, from George Mason University and a J.D. from Harvard Law School where he was an Olin Fellow in Business, Economics, and Law. During Law School Mr. Minix clerked on the 10th Circuit Court of Appeals in Denver for Justice (then Judge) Neil Gorsuch. Joshua was also an editor of the Harvard Journal of Law and Public Policy. Prior to law school Joshua was a defense acquisitions analyst at the Institute for Defense Analyses in Alexandria and Arlington Virginia.
When not working to grow AIR’s portfolio Joshua can typically be found enjoying Colorado’s mountains by skiing, hiking, or biking with his wife and their two children.
